Passing Your Fire Inspection: Why an Electrician Should Review Your Smoke Detectors Before You Sell Your Home in Massachusetts

If you’re selling a home in Massachusetts, one of the last — and most important — steps before closing is your Fire Department Smoke and CO Detector Inspection. Every town’s fire department takes this seriously, and a failed inspection can delay your sale or even stop it in its tracks.

Usually these inspections are completed after P&S is signed, so time is of the essence. Some towns have limited fire department inspection windows. We Document Every Detector and Its Expiration Date

Our inspection begins with a complete walkthrough of your home. We note every existing smoke and CO detector and record its expiration date to determine if replacement is warranted. Many detectors expire after 10 years — even if they still seem to work — and expired units are one of the top reasons homes fail inspection.

We Verify Safety Equipment Near Heating Systems

If you have a fossil-fuel heating system (oil, gas, or propane), we check for a “Fire-o-Matic” or thermal safety switch and a Smoke/CO detector near that system as needed. These devices are required in Massachusetts to prevent fires and detect harmful fumes before they spread. Missing one can cause an Fire Department inspection failure — and a serious safety risk.

We Confirm Proper Detector Placement Throughout the Home

Massachusetts fire code requires:

  • A Smoke/CO detector on every level and at every landing (including basements and attics).
  • A Smoke detector inside every bedroom, plus one outside each sleeping area.


We verify that your home meets all placement requirements and that each detector type is appropriate for its location. If something’s missing, we install new, code-compliant units and note the replacement date right on the unit visible to the fire department inspector.

We Inspect Wiring and Test Every Unit

We remove each device and its mounting plate to inspect wiring for damage, tape, or signs that other devices are tied into the same circuit. Even the smallest nick in a wire can mean unexpected issues leading to nuisance alarms.

We then individually test each battery-powered detector and test all hardwired units from at least 2 locations to make sure they all sound together — just as fire code requires.
